GTA Housing Market Shows Signs of Stabilization, But Challenges Remain

Toronto, June 26, 2026 – After a period of significant volatility, the Greater Toronto Area (GTA) real estate market is showing signs of stabilization, with benchmark home prices trending downward and a tightening supply of homes available for sale. A recent report released by [Source Name - Placeholder, e.g., RealNet Analytics] indicates that the benchmark home price sits at $946,500, representing a 6.7% year-over-year decline and a modest 0.3% month-over-month increase. While overall sales remain subdued, a nuanced picture is emerging, particularly when examining the performance of single-family homes versus condominiums.

Key Market Indicators

    • Benchmark Home Price: $946,500
    • Year-over-Year Price Change: -6.7%
    • Month-over-Month Price Change: +0.3%
    • Average Sold Price: $1,069,700
    • Sales-to-New-Listings Ratio: 37% (Buyer’s Market)

A sales-to-new-listings ratio of 37% firmly places the GTA market within a buyer’s market environment, indicating that homes are taking longer to sell and buyers have more negotiating power. Mortgage rates continue to be a key factor, with the current average for a variable rate hovering around 3.3% and a 5-year fixed rate at 4.09%. These rates are creating headwinds for potential buyers but, surprisingly, haven't completely stalled activity.

Single-Family Homes Driving Growth

Contrary to predictions of continued decline, single-family homes are currently outperforming the broader market. This trend is largely attributed to the recent expansion of the Home Buyers' Plan (HBP) and the implementation of an enhanced HST rebate program for newly constructed homes. ‘The HST rebate is providing a significant incentive for first-time buyers to enter the single-family market,’ explains Sarah Chen, Senior Analyst at TerraView Realty. ‘It’s effectively reducing the upfront cost of a new home, making it a more accessible option.’ The enhanced rebate, coupled with construction activity, has significantly increased the supply of new, eligible single-family homes.

“We’ve seen a noticeable uptick in inquiries for new construction single-family homes, primarily from millennial and Gen Z buyers,” adds David Miller, Principal Broker at Miller Realty Group. “The combination of financial incentives and the desire for a larger, more established property is driving demand.”

Condo Market Under Pressure

However, the condominium market is facing considerable price pressure. The supply of condos, particularly in established areas like downtown Toronto and Mississauga, has been steadily increasing, contributing to a more competitive environment. ‘The condo market is simply oversupplied relative to current demand,’ states Emily Carter, a real estate economist at Global Insights. ‘Developers are offering incentives – reduced fees, upgrades – to try and move units, but it’s proving to be a slow process.’ Furthermore, the increasing number of high-rise projects entering the market is exacerbating the existing supply glut.

“Condo sales are down year-over-year, and we’re seeing a significant reduction in asking prices particularly in the mid-priced segments,” Carter continues. “Buyers are becoming increasingly price-sensitive.”

Looking Ahead

Experts anticipate that the GTA housing market will continue to stabilize in the coming months. While a significant price crash is unlikely, further modest declines in benchmark prices are expected, particularly in the condo segment. The success of the HST rebate and ongoing construction activity will likely provide a buffer for the single-family market, but overall market activity will remain subdued until mortgage rates stabilize or decline further. The next few months will be crucial in determining the long-term trajectory of the GTA real estate landscape. A more detailed market analysis will be released by RealNet Analytics next week.
